Defining Fannie Mae Energy Efficient Mortgage

The Fannie Mae Energy Efficient Mortgage (EEM) is one of the most important products in their Housing and Environment Initiative, a comprehensive menu of mortgage options designed to promote the design, construction, and purchase of more efficient homes.  For more information about EEMs, go to: http://www.efanniemae.com/hcd/single_family/mortgage_products/eem.html

The EEM recognizes that energy efficient homes cost homeowners less to operate on a monthly basis than standard homes because they use less energy.  Homebuyers who choose energy efficient homes can afford to spend more on their housing expenses because they will likely spend less on their energy costs.  The EEM allows borrowers to qualify for a larger mortgage as a result of the energy savings.  The EEM benefits those buying new, energy efficient homes or those purchasing existing homes that need energy improvements.

To qualify for an EEM, the property must have a HERS report.  Home Energy Rating Systems (HERS) evaluate the subject property's energy-efficiency.  A HERS report is prepared by a trained Energy Rater.  Factors such as window types, local climate, appliance efficiencies, insulation and utility rates are used to rate the home and calculate energy costs.  Contact Lee O'Neal of NSpects at (703) 222-4925 or email: nspects@nspects.com.  For more information about HERS, contact NSpects' website at: http://www.nspects.com .
